Just Renovated, Just Listed, & Just Fantastic

While I am always excited to get a new listing on the market, with 1526 17th St NW #209, I am beyond excited. I met with my client months ago. We bonded immediately on strategy, marketing, and the sentiment on how to list her cute coop. We are finally on the market and we can't wait for you to see it!

During our initial meeting we had a heart-to-heart discussion about the strategy. We could list it "as it was"--a cute one bedroom in need of some updating, upgrading, and brightening. We knew it would eventually sell this way, but was that the right option? Could a few simple upgrades present a better home and ultimate make more of her investment. We knew that it would and a renovation was underway.

Let's be honest, it was not always easy. Remodeling is always a "process" and sometimes there are bumps and it can often take longer than you expect. But, my client was motivated, positive, and a joy to work through everything.

So what did we do?

One of the best features of this unit is the eat-in kitchen. That is something you just don't see in many city coops/condos, especially one bedrooms. In fact, this is the only one bedroom with an eat-in in her building. It also has two pantries/utility closets. Again, something you just don't see in one bedroom units. We knew that these features would be important to the sale and needed to be highlighted.

When we met, the unit had a bulkhead in the kitchen. It was the leftover result of the expansion of the unit from years ago. The extra step of taking that bulkhead out just wasn't done during a previous renovation, but we knew it would open the space so much if it could go. The kitchen was also dated. While cute for sure, the old appliances just wouldn't be as attractive to a wide audience and the feminine shelving would cut our audience in half. A new countertop was needed and the sink had to be an under mount. The unit also didn't have laundry and while the building laundry room is nice, it would be helpful to have a laundry in the home. Lastly, while the paint colors were perfect for my clients furnishings, we were confident a more neutral pallet would attract more buyers.

In addition to the above, during the renovation we also added new hardwood flooring in the living room, new blinds on every window, and new lighting in the kitchen and living room.

Needless to say, we are thrilled with the result. The space is open, contemporary yet with a nod to its historic building's age, more spacious, neutral to accomodate any buyer's furnishings and a wonderful place to call home.
