When the time comes to sell your home or other real property, there is a lot to think about, strategize around, and organize. There is so much more than placing a home in the MLS. Coming from an advertising agency background, I look at your home as a product and develop a full plan to prep, price, and promote the home. Thinking about your home as a product, helps keep us both focused on what’s important for the sale—telling the story of the home to prospective buyers.

 

As your guide and counselor, I will be there every step of the way. I’ll lay the groundwork and devise and execute the plan--I call it a Vision Plan. It’s a plan that sets your intentions to sell into motion with the right guidance and advocacy.

Initial Consultation

Buying or selling, the first step is my Discovery Call or Zoom. During this call we will discuss your Seller Questionnaire so I can understand important details about your desire to sell, understand important details about your needs and wants, and get to know each other a bit. By the end of the call, we should know if we are a good fit to work together.

2.

Site Visit

The next steps as a seller is for me to conduct a site visit. I prefer to do these in person—meet with you and tour the property. If we must do this virtually we can. During the tour, I’ll be making notes and observations on ways we will want to prep the home for sale. Should you require a detailed level of organization and decluttering of the home, we can discuss the involvement level you need from me. 

 

It is during this visit that we will decide if we will be working together.

3.

Engagement

During or following the site visit, I’ll provide you with my Listing Engagement Package. This packet will detail the Listing Agency relationship and provide you with a copy of our legal engagement agreement outlining my fee structure. When you execute this package, we will formally be working together. It gives me the authority to be a fiduciary to work on your behalf.

Marketing Plan Finalization

During this stage, I’ll be finalizing the marketing plan we discussed during the Site Visit. I’ll adjust timing, add other tactics that may be of assistance to our success, review ever changing market conditions to ensure we are primed for the most successful sale possible.

5.

Property Prep

Ensuring your home is in the best condition possible happens during this step. We will walk through improvements and sprucing suggested to have the most successful sale. Anticipating any barriers to purchase a buyer may have and eliminating them is the goal during the prep. Are there repairs needed? Staging to be done? The goal here is to make the property as appealing as possible to ensure the best contract terms possible.

Pre-Market Tease

Coming from an advertising background, I am a stickler for great images both still and motion. I direct all photos and video work ensuring we get the “hero” shot of the home as well as supporting images that will tell the story of the house and entice the buyer to tour in person. First impressions matter, in this stage I work to make that impression memorable and actionable.

Using an Office Exclusive or Coming Soon status helps us tease the market. It gets the property onto the radar of potential purchasers, connected brokers and agents, and my extensive worldwide network ahead of the “Days on Market” counter beginning.

In Market Launch

All the prep pays off here—the day we go in market. Launching put all of the hard work into play—videos, images, social assets, direct email and mail—are all now rolling out in a sequence that shows the property to the right people a number of times to encourage remembrance and to take action.

In Market & Offer Acceptance

While on market we keep an eye on the movement of similar properties in your area. What can we learn, how can the movement or lack of movement inform our sale. Once an offer is in hand, the due diligence to ensure it is a viable offer begins. Lender calls, verification of funds, buyer agent research are all done prior to you signing or countering any offer received.

Closing/

Settlement Day

At this stage, you are under contract with a purchaser. There are potentially lots of deadlines and details to handle—and likely a round or two of negotiations related to any contingency outlined in the contract. I and my Contract Manager will keep you on track reminding you of the details and deadlines along the way. It’s also time for you to start packing if you’ve not moved out already. We can help you with that also. If repairs are needed prior to closing, they get handled now. We’ll confirm all access and walk throughs with the buyer’s agent. We’ll also remind you of your utility transfer so everything moves smoothly.

Everything leads up to this—the day your property transfers hands to the new owner. We will have reviewed your closing statement to ensure all of the numbers are correct, help you at closing understand the paperwork involved, and if you are leaving the DC area, we will have connected you to a trusted agent partner in your new home city so you can receive the same service in your new place.
