Buying a home can be emotional and exciting. You need a guide and counselor who will be there every step of the way. You need a direction. I call it a Vision Plan. It’s a plan that sets your intentions to purchase into motion with the right guidance and advocacy. My Buyer Representation Blueprint is designed to help you find the right property at the right terms for you.

1.
Initial Consultation
Buying or selling, the first step is Initial Consultation Zoom or in-person meeting. During this get together we will discuss or complete your Buyer Vision Questionnaire including your needs, understand important details about your purchase needs and wants, and get to know each other a bit. By the end of the meeting, we should know if we are a good fit to work together.
2.
Engagement
Following the meeting, I’ll send you my Buyer Engagement Package. This packet will detail the Agency relationship and provide you with a copy of our Buyer Broker Agreement outlining my fee structure and responsibilities to you. When you execute this package, we will formally be working together. It gives me the authority to be a fiduciary working on your behalf during every step of the purchasing process.
3.
Buyer Brief
Coming from a marketing background, having a brief to follow is important---call it your Buyer Vision Plan--and it is exclusive to working with me. It will serve as our guide as we search and secure the perfect property for you.
4.
Research
Using the brief as a guide, we will work with you to find the right property and evaluate all you tour. We will look on the MLS as well as for off market opportunities. Leveraging my membership with REALM, Top Agent Network, and others, we will use all source available to find you the right property.
5.
Evaluate & Secure
Once the property is found, this phase works to evaluate your choice and secure the purchase. Whether the property is found working together, or if you come to me knowing what property you like to purchase and simply wish for me to work to negotiate the purchase and contract to close, this step is next. In this phase we prepare your strategy to purchase taking into account a variety of variables that can help us write and negotiate an offer for the best terms for you.
6.
Under Contract
Once you and the seller have agreed to a contract to purchase the work begins to finalize all steps to settlement. During this phase, we will work with you to conduct the needed home inspections and any specialty inspection needed—radon, termite, pool. We will work on your behalf to negotiate repair or credit items.
7.
Closing Prep
As we get close to the settlement day, this is where all of the hard work comes together. During this phase we will work hand-in-hand with my Contract Manager to ensure all details are buttoned up. We will ensure all financing is confirmed, utilities connections are provided to you, all documents are gathered for your records, title is thoroughly examined, review the settlement statement to ensure all is correct, all home access details are gathered and more.
8.
Post Closing
